Progress So Far
The average consumer has become more astute about not only what they spend their money on but more specifically, WHERE they spend their time. It has stopped being about what you can offer but HOW it is presented, making Value & Experience the key determining factors.
Five years ago, the developers embarked on a journey to impact the pace of development in Kenya through the establishment of a premier master planned urban node in Nairobi that would become East Africa’s pre-eminent destination. The vision was to create a Social City at Two Rivers by establishing a comprehensive mixed used development comprising retail, entertainment, commercial, residential, hospitality and healthcare facilities supported by world class infrastructure, including power, water, roads, ICT and security.
What started off as a dream has over the last 2 years’ begun to take shape, with development rights and approvals all in place based on the ambitious masterplan. The foundation for the metropolis that is to become Two Rivers has been laid and this is only the beginning. With the opening of the Lifestyle and Retail Centre, Theme Park & the 171-bed hotel run by City Lodge, our city has begun to rise out of the ground.
The dream of designing a Social City has begun to take shape.

The developers made significant investments in infrastructure to support the development includes the development of a 46 MVA substation, a 7.5 MW diesel power plant, a 1.2 MW solar farm and the region’s largest reverse osmosis water treatment plant with capacity to treat 2 million litres of water daily.
The developers have also invested heavily in ICT through the installation of fibre optics cable running at an estimated length of 5.30km. Placing security at the forefront, a comprehensive, ultra-modern security system is installed at Two Rivers comprising features such as under vehicle surveillance, number plate recognition, explosive trace detectors and over 300 surveillance cameras within the Mall alone.
In addition to developing 2.65km of roads within Two Rivers and an additional 2.08km master-planned for Phase II, the precinct is the first private development to invest in the establishment of an underpass on Limuru Road, as well as a roundabout on the Northern Bypass to ensure accessibility to the destination with minimal disruption to traffic.

The Opportunity
Two Rivers offers an opportunity to developers to purchase development rights. Two Rivers has secured 1.3 million square metres of development rights that enable developers to build on the parcels of land of up to 8 times the plot ratio for each stand. The development rights have been calculated on developable bulk. Two Rivers has to date the highest plot ratios of between 5 to 8 times the plot ratio.
These development rights encompass the following:
- Developable Bulk for medium to high density residential, commercial and mixed use
- Infrastructure to each site that covers:
- Road infrastructure network
- Power to the plot boundary
- Water and sewer connections to each plot boundary
- The ability to build up to the plot boundary as green areas and common areas have been designed
- Topographical surveys for each stand
- Design development guidelines to enable a cohesive look and feel of the development
- Master planning of the entire development to ensure a standardised look and feel of buildings
